PHASE 1: DOCUMENT CHECK-UP

1) Collection and analysis of documentation attesting to the provenance of the property, also for the purposes of verifying any third-party rights (legal or conventional pre-emption in the case of leased property);
2) Research, collection and analysis of town-planning and cadastral documentation (projects, building titles, practicability, plans, etc.), including any building practices carried out on the property (if necessary including new practicability)
3) Execution of property and personal mortgage viewings;
4)
Execution of historical cadastral surveys;
5)
Possible issue of an Integrated Technical Report following an inspection by a qualified technician, certifying the urban and cadastral situation of the property;
6) Assistance in resolving any criticalities found during the analysis of the documentation, both as regards the provenance and the urban, cadastral and mortgage situation
7) Collection of D.M. 37/2008 plant certifications (electrical, gas, thermal, water, boiler, air conditioning, etc.) 8) Possible issue of A.P.E. (Energy Performance Certificate) suitable for sale;
9) Information from the condominium administrator attesting to the current condominium situation regarding condominium charges, extraordinary works deliberated or deliberandi, existence of any reserve funds, limitations on the use of private parts, existence of any legal actions, etc;
10 )Collection of documentation concerning any tax deductions still in use or to be transferred for renovation work.

 

PHASE 2: PROMOTION

1. Preparation of the property, if necessary also through the implementation of a home staging service offered by IAHSP;
2.
Professional photographic service;
3. Virtual Tour
and/or Professional Video, also with the use of drones;
4.
Realisation of furnished floor plans;
5.
Realisation of rendering and/or Virtual Home Staging (where necessary);
6.
Realisation of renovation, redevelopment or transformation project;
7.
Dedicated Landing Page realisation;
8.
Realisation of Brochures for Direct Email Marketing to potentially interested colleagues and customers;
9. Publication on MLSFIAP platform;
10. Sharing with all agencies,
provided they are duly registered with CCIAA;
11. Publication on the main specialised real estate portals including Immobiliare.it, Idealista.it, Casa.it and Wikicasa.it, with a total of around 600 million visitors per year (90% of the market);
12. Institutional activity on social channels (Facebook, Twitter, Linkedin, Instagram) in order to increase visibility;
13. Display of ‘FOR SALE’ sign.

 

PHASE 3: MANAGEMENT

1. Collection of contacts received;
2. Telephone pre-qualification of the potential buyer
3. Collection of visit sheet with name, surname, telephone number and email address of the customer interested in the inspection;
4. Management of on-site visits, both with potential buyers and with colleagues;
5. Periodical reports on the activity carried out;

 

PHASE 4: FROM PURCHASE PROPOSAL TO DEED

1. Management of negotiations with potential interested parties;
2. In case of need, possibility of sale within 30/60 days thanks to the various i-Buyer agreements;
3. Collection of purchase proposals on company forms;
4. Verification of reliability, credentials and prejudices of the potential buyer, also through the Whuis platform;
5. Meeting with the owner to discuss the proposal and any counter-proposal
6. Drafting of integrative writing and relative registration with the AdE;
7. In the case of purchase by bank financing: opportunity for the client to take advantage of the agreement with the company Money360 of the Mutuionline group, management of relations with the credit institute, management of contact with the appraiser and organisation of the inspection for the property appraisal;
8. In the case of property encumbered by a mortgage, assistance in managing relations with the bank and the activities necessary to extinguish the existing mortgage and to cancel the related mortgage

 

Assistance in the activities necessary to procure any missing documentation up to the stipulation of the notarial deed;
Managing relations with the notary in charge of drawing up the deed of transfer of ownership.
